Unfortunately, foreclosures are a fact of real estate life. If you are
interested in investing in foreclosure property, either for a primary
residence or an investment to rent or flip, foreclosure lists are available.
This foreclosure list has 1.2 million properties throughout the United
States at any given time. They are the largest provider I know of distressed
properties. I have partnered with other investors who use this list and have
seen people have excellent success with it.

during the pre-foreclosure period. After foreclosure, you are dealing with
financial institutions.
Be as tough as you like when dealing with financial institutions, and
please do not hammer people going through foreclosure. Their worlds
have fallen apart and they deserve nothing less than kindness,
compassion, and fairness. Thanks!
